2024 Property Assessment Notice Information
If you own property in Spruce Grove, you will be receiving your 2024 annual assessment notice in the mail by the end of February.
This assessment notice will show the market value of your property, which will be used to calculate the annual taxes on that property. This process, which follows guidelines established by the provincial government, helps ensure taxes are distributed in a fair and equitable way where owners of property with similar market values pay similar amounts of property taxes.
Residential assessment values for 2024 are based on market values (or the most probable price a property would sell for on an open market by a willing seller to a willing buyer) as of July 1, 2023 and the physical condition of a property as of December 31, 2023.
While the assessed value of a property is used to calculate property taxes, an assessment notice is not the same as a tax bill. Annual property tax notices, which are a bill that is payable to the City, will be sent out in May and must be paid by June 30, 2024.
Supplementary assessments
For any properties that were under construction as of December 31, the assessment notice will include a value for the lot plus a value for the building based on how complete it is. If the building is completed or occupied this year, you will receive a supplementary tax assessment based on the difference between your annual assessment and the assessed value of your property at completion. How to file a complaint
If you have spoken with an assessor and still feel that your property assessment is incorrect, you may file a complaint. The deadline to file a complaint is April 10, 2024.
To have a complaint heard by an Assessment Review Board you must complete an assessment complaint form and submit it to City Hall (Attn: Assessment Review Board Clerk) prior to the deadline, with the applicable fee. Complaint forms are available on the Alberta Municipal Affairs website.
